802 Swan Drive is made up of two warehouses – the first (South) constructed in 1988, the second (North) added in 2000. These buildings were constructed by seller and then owner / occupant MSM Industries for textile adjacent industries. With clear heights ranging from 23′ – 25′, the buildings are well located in a market undeserved by effective warehouse product. LRC Properties and Alpaca Real Estate acquired the property in Q3 of 2025, and immediately set  about making improvements to the layout and functionality of the asset. The truck court between the two buildings is being widened, and 8 docking positions will be added. ESFR will be added to the South building, and new offices provided for both structures. MSM Industries has a short lease-back period that will end in January, 2026. The project is being actively marketed by Lee & Associates.

Value:

The Smyrna market has had a development moratorium for some time. Although the moratorium was recently lifted, the demand of this market is strong.
